If an overlay is deemed appropriate, steps are taken to optimize drainage and ensure smooth transitions between existing asphalt and concrete areas. In cases where existing driveways or parking lots have sidewalks, curbs, gutters, or concrete aprons in front of dumpsters or garages, we take measures to ensure seamless integration by removing sections of existing asphalt through grinding or saw-cutting and replacing them. All of these details are carefully addressed during the estimation phase.


When it comes to new asphalt paving or installation, there are various approaches to consider. Factors such as thickness, number of layers (lifts), and the type of asphalt (3/4-inch commercial binder or 1/2-inch surface mix) all come into play. Different asphalt types have their strengths and weaknesses. The 3/4-inch binder consists of larger aggregate materials and is well-suited for heavy traffic, while the 1/2-inch surface mix is commonly used for driveways or commercial parking lots and drive lanes.

For residential driveways in Colorado Springs, a 3-inch thick asphalt layer is typically sufficient. However, in some cases where there's specific traffic or particular native materials under the sub-base, we may opt for a 5-inch thick asphalt layer. When going beyond 3 inches in thickness, we prefer to install asphalt in multiple layers. This approach ensures proper compaction and increases durability due to the compaction achieved at each layer. In the case of commercial parking lots, we typically recommend a minimum thickness of 4 inches, with asphalt being installed in two 2-inch lifts – the bottom lift using the 3/4-inch binder and the top lift utilizing a 1/2-inch surface mix.


All of these considerations become inconsequential if the sub-grade and base do not meet industry standards.
